We complete the necessary maintenance, cleaning, and painting.
We have 24-hour emergency maintenance.
You may submit a Work Order online through your resident portal, and for urgent items you may call the leasing office, or the emergency maintenance number.
In a professional manner, in the order they are received, with the exception of emergencies that take priority.
No, however if you prefer to be present, we will do out best make arrangements that suit your schedule.
You may contact either the leasing office, or emergency maintenance. A photo ID will be required.
Any alterations made to the apartment must be removed and the apartment must be restored to its original condition prior to move-out. Any items not restored to original condition may result in charges from your security deposit.
We have spacious, green areas with beach volleyball courts, an outdoor pool with large sundeck, and a community building is available to residents.
Memorial Day weekend thru Labor Day weekend from 10am to dusk daily.
We have ample, open parking.
Some styles have a washer and dryer in the home. The styles that do not have a community laundry room available in each building.
Our community offers residents the choice between apartments in select buildings that allow cats and/or dogs.
Prior to moving in, a resident pays a one-time non-refundable pet fee of $150.00 and additional pet rent is $20.00 per month
The weight of any individual pet cannot exceed 75 lbs. The combined weight of any two animals cannot exceed 100 lbs. There are additional breed restrictions. Please contact the leasing office to ensure your breed is accepted.
We do not have a pet park, however we have ample sidewalk and green areas, and there are several pet-friendly parks nearby.
All apartments feature a refrigerator and gas stove, as well as air conditioning. Some styles feature additional appliances, such as a dishwasher and/or washer and dryer.
We do not have furnished apartments. However, we do work with CORT furniture rentals.
We offer lease terms from 6 months to 15 months.
Corporate leases are at the discretion of the Property Manager.
Due to COVID-19 we will no longer be able to accept packages in our office.
We do not provide a fitness center at this location, however, there are local gyms nearby.
We do have a 24-hour noise policy. We offer a community room to residents at no charge during business hours. It may be rented out after business hours for personal events.
Managers are typically available anytime during office hours.

Typically application results are available within one business day of us receiving all required information. There are some cases where it can take longer.
You will need to pay your Security Deposit, Administrative Fee and your pro-rated rent amount.
Thoroughly read your lease and make sure you understand it. Please feel free to ask any questions.
You may pay through your resident portal. We also offer payments through the WIPS program, or you can mail a check to our home office.
Through your resident services account or by downloading the RENTCafé app.
There are fees when you pay your rent with a credit or debit card. When paying with a credit card there is a 3% fee of the amount paid, and with a debit card there is an additional $2.95 added. You can pay your rent with a savings or checking account with no additional charge.
Renter's insurance is not required, however we strongly recommend it.
We include the gas for heating, cooking, and hot water. Water, sewer, and trash services are also included!
You will need to call the local electric company LBWL at (517) 702-6006 to have your electricity turned on.
Bloom Broadband offers internet and cable. We also have Dish Network available.
Guests are allowed, but must abide by the rules of the lease.
Longer leases sometimes have lower monthly rent, but there are no discounts for paying in advance.
We do not have any subleasing options.
We require a 60-day notice prior to move-out and the fee to terminate early is 200% of your monthly rent.
Yes, this community offers reduced rental rates for long-term residents, seniors, military and emergency service personnel. Eligible residents receive a 3% rent discount during a lease term. It's referred to as the Appreciation Program.
Yes, Capitol Area Transportation Authority has two city bus routes that come through our community.
We are near shopping, restaurants, parks and trails as well as several college campuses.
We are in the Lansing Public School District.
Soldan's Dog Park is about a mile away.
There are several bike trails, including the Lansing Riverwalk nearby.
We centrally located with several shopping centers nearby.
